Challenge

Having introduced and assisted with the acquisition of Maple Leaf Industrial Estate, we were mandated by IO Asset Management LLP to provide marketing and asset repositioning expertise pursuant to the leasehold disposal of the vacant units.

Strategy

  • Introduce “off market” investment opportunity to buyer
  • Advise on current market conditions, purchase price and asset enhancement plan
  • Devise and implement proactive marketing strategy to highlight and exploit:
    • scarcity of similar product ready for immediate occupation
    • strategic location; proximity to J10 of the M6
    • range of sizes available
    • high quality refurbishment / modern grade ‘B’ accommodation
  • Proactively seek out and target potential occupiers to include:
    • occupiers with unsatisfied requirements
    • tenants on other local estates
    • occupiers servicing the JLR 1,000,000 sq ft engine plant at i54
  • Negotiation of the best terms possible in respect of each vacant property
    • production and approval of final heads of terms
    • Overseeing the legal process through to successful completion

Outcome

Darby Keye Property successfully acquired Maple Leaf Industrial Estate in an “off market” investment purchase transaction and are now providing marketing advice and expertise. Three of the seven vacant units are already under offer.
