Challenge

M7 Real Estate acquired the freehold to a terrace of industrial units in a highly dilapidated condition from the Administrators. Three of the units were vacant and one had a tenant in occupation. The accommodation was to undergo a programme of refurbishment programme and be disposed of within 18 months of purchase.

Darby Keye Property were instructed to provide the new owner with asset enhancement advice; thus enabling the properties to be disposed of on either a freehold or leasehold basis within the desired timeframe and in accordance with the owners strategy for realisation of value.

Strategy

    • Preferred method of disposal
    • Time line for exit
  • Provide asset enhancement advice in relation to the refurbishment works required to ensure the premises would meet occupier requirements
  • Advise on the likely exit terms achievable, both freehold and leasehold
  • Implement a proactive and targeting marketing strategy
  • Liaise with interested occupiers and conduct viewings
  • Negotiate terms within interested parties
  • Preparation of Heads of Terms
  • Instruct lawyers and oversee legal process to completion

Outcome

Darby Keye Property successfully disposed of two of the vacant units on a freehold basis and one on a lease with an option to purchase. All disposals were secured within the desired timeframe at values in excess of those agreed in the initial marketing strategy.
